The survey is the part that matters. Somebody comes to the property with a tape, a laser and a long level and measures the room you actually have: wall lengths at three heights, floor level across the run, out-of-plumb at every corner, the sink and waste centres, appliance cut-outs taken from model numbers rather than nominal sizes, and the switch and outlet positions that will end up behind cabinetry.

On an island, a bluff or a peninsula property, the same visit measures the delivery route: gate and door widths, stair turns, alley access, parking, and whether the route involves a bridge or the Balboa Island Ferry. That is what sets the carcass sizes, and it is far cheaper to establish on a survey than on an install day.

The quote that comes back itemises boxes, fronts, hardware, finishing and installation rather than giving one number for a kitchen. California requires a home improvement contract above $500 to be in writing and signed before work starts, and caps a deposit at $1,000 or ten percent, whichever is less, so both the paperwork and the deposit are set out before anybody commits.

What to have ready
