Newport Beach runs from the Santa Ana River, where it meets Huntington Beach, across to Crystal Cove State Park on the east, with Costa Mesa, John Wayne Airport, Irvine and UC Irvine to the north. That is the published description of the city's boundaries, and it is the core of the service area.

The city covers 52.92 square miles in total, of which 23.79 is land and 29.13, 55.04 percent, is water. It sits about 40 miles southeast of downtown Los Angeles. Its ZIP codes run 92657 to 92663, with Corona del Mar using 92625 under its own mailing address, and the area code is 949.

Newport Beach was not built all at once, and the annexation record is the clearest way to read which part of it you are standing in. The city was incorporated on 1 September 1906 with 206 residents, and adopted its charter on 7 January 1955.

Annexation dates as published. Schools across the city are the Newport-Mesa Unified School District.

Those dates matter more than they look. A house in an area annexed in 1923 is almost certainly pre-1978 and carries the federal lead rule on any painted cabinetry. A house in an area annexed in 2002 almost certainly does not. That one distinction changes the containment, the method and the programme of a cabinet job.

The harbour, and the eight islands

Newport Harbor is a semi-artificial harbour formed by dredging the Newport Bay estuary in the early 1900s, and eight of the islands created in that work now carry private homes.

They are Newport Island, Balboa Island, Little Balboa Island, Collins Island, Bay Island, Harbor Island, Lido Isle and Linda Isle. The harbour holds roughly 9,000 boats and is one of the largest recreational boat harbours on the United States west coast. Its shores are occupied mostly by private homes and private docks.

The bay is divided by the Pacific Coast Highway bridge, which is too low for most sailboats and very large boats to pass under. North of it is Upper Newport Bay, the Back Bay, with the Upper Newport Bay Ecological Reserve established in 1975. South of it is Lower Newport Bay, the harbour proper.

For cabinetry, the practical consequence is the delivery route. Several islands are reached by a single bridge; Balboa Island is additionally served by the Balboa Island Ferry, a privately operated fleet of three three-car ferryboats. Why access is the real variable on this coast

The housing is older than it looks

61.0 percent of Newport Beach homes were built in 1979 or earlier, with the single largest decade being 1970 to 1979 at 22.3 percent of units and the 1960s a further 19.0 percent. Because the ACS data does not split the 1970s, the honest statement is that the pre-1978 share sits between 38.7 and 61.0 percent. Every one of those houses brings the federal lead rule into any work that disturbs painted cabinetry.

Nearly half the vacant homes are seasonal

48.3 percent of the city's vacant housing units are seasonal, against 33.5 percent across the SCAG region. A house that stands closed and unconditioned tracks outdoor humidity rather than conditioned indoor air, which argues for overlay doors rather than inset, calmer species where inset is wanted, finish on all six faces of every front, and an adjustment visit after the first full season.

More than half the city is water

29.13 of 52.92 square miles, 55.04 percent. For cabinetry the consequence is almost entirely about metal and coatings rather than timber, which makes hardware specification a bigger decision here than species selection. The published benchmark is a 288-hour exposure at 100 percent relative humidity and 37 to 39 degrees Celsius with a 0.0625 inch rust creep limit.

One permit regime, with one exception

Everywhere inside the city limits, including Corona del Mar, Newport Coast, the Peninsula and all the harbour islands, the City of Newport Beach permit and code regime applies. Title 15 was adopted by Ordinance No. 2025-23 on 4 October 2025, effective 1 January 2026. Neighbouring cities each run their own building department with their own adopted editions, and this site does not quote Newport Beach chapter numbers for work outside the city line.
